Hermitage is different from the rest of our service area in one important way: proportionally, far more of what we are called for here is commercial. The Route 62 and East State Street corridors carry a dense concentration of retail, offices, restaurants and medical space, and a water loss in that context is a business interruption problem before it is a construction problem.
That changes the scope. Days closed, staff sent home, tenants relocated, product written off, a lease clause you now have to answer for — those usually cost more than the drywall. So we phase the work: contain and isolate the affected area, get the rest of the building back in service, run drying overnight where noise and public access are an issue, and sequence the rebuild around your operating hours. We will also carry the certificate of insurance your landlord requires before we mobilise.
The residential side is mostly newer suburban construction — finished basements, attached garages, bonus rooms over garages — with the failure profile that comes with it: supply lines splitting in unheated garages, appliance and water heater connections letting go into finished square footage, and crawl space moisture feeding mold in the framing above.
